Specific skills/experience related to site acquisition:1. Map Reading: We have developed ability to efficiently transpose information from topographical maps to tax and zoning maps and to quickly identify properties within a target area that will work from a wireless communications site. 2. Zoning Regulations: We have developed ability to interpret zoning regulations and to work with local zoning/planning officials so that site Lessee/Purchaser has had few problems gaining zoning approval for facility after site is optioned. 3. Environmental Due Diligence: We have learned to spot potential problems through cursory chain of title examinations, visual inspections, interviews with land owners and others to alert site Lessee/Purchaser to need for further study or in some cases to move on to other sites because of possible environmental problems. 4. Title Examination: We have learned to do cursory title examinations at county court houses so as to direct Lessee/Purchaser away from sites with potential title problems. 5. Historical/Archeological Factors: We have developed skills in identifying historically and archeologically sensitive sites in close proximity to proposed wireless communications facility sites and in working with state and local officials to minimize the impact on such sites. 6. Negotiating Skills: Perhaps most importantly we have ability gain trust of property owners so the vast majority of our sites come in at or below budget with a minimum of change to standard lease language. 7. Paperwork: We have a team in place to quickly complete and turn in site data reports after the lease or agreement to purchase is signed. Many forms are on computers so that completed forms are neat and easy to read. Credentials: Jerry Gingerich has been in the real estate business for 20 years. He currently is part owner and principal broker of Advantage Properties, LLC. Prior to opening his own office, Jerry was the principal broker of the largest Century 21 office in the Midsouth Region. Over the past 7 years, Jerry has been part of a team that has either leased or purchased approximately 200 sites for wireless communication antenna facilities in addition to working with buyers, sellers, tenants, and owners in buying, selling and leasing residential and commercial real estate. Jerry has taught real estate law and principals at a the local college and earned a master's degree at the University of Kansas and a bachelor's degree at Arizona State University. Together they have provided site acquisition services for BellSouth Mobility Inc prior to the decentralization of the Nashville office and then later for regional offices in Louisville, Birmingham, Memphis, and Nashville. They have acquired sites in Tennessee and all adjacent states except for Virginia and North Carolina.
